Affordable living opportunities are a strong focus of our City Plan. To provide our residents with a variety of housing choices, City of Gold Coast has made it easier and more affordable to develop different types of living options. A dual occupancy is just one of the many residential choices to cater for our growing population.
A dual occupancy is made up of two dwellings (whether attached or unattached) on a single property. A dual occupancy is commonly known as a duplex.
Do I require a building approval?
If you are building a dwelling house you will need a building approval. Building approvals can be obtained by contacting a private certifier. Please see the private building certifier page for further information.
Do I require a development approval?
If your dual occupancy does not meet all the relevant development criteria of the City Plan, you may need to lodge a development application.
In the low density residential zone, a development application is not required when you:
- are on a lot which:
- is a corner lot; or
- has access to both street and a rear access lane; or
- is within 400 metre walking distance to a mixed use centre or specialist centre; and
- meet the required outcomes in the dual occupancy code and any other applicable code (e.g. a zone code).
In the medium and high density residential zones, a planning application is not required when you:
- meet the required outcomes in the dual occupancy code and any other applicable codes (e.g. a zone code).
