Major development assessment

City of Gold Coast’s Major Assessment Section provides a dedicated team to assess development applications for major development proposals within the city.

To ensure an efficient development assessment process, the Major Assessment Section places a strong emphasis on working with applicants to resolve key planning and development issues prior to the lodgement of development applications.

The benefits of engaging in the Major Assessment process are that:

  • clarity is provided around the City's expectations for major development proposals; and
  • City Officers will commit to any agreed timeframes and negotiations leading up to a decision on the development application made by the City.

To be declared eligible to have a development application assessed by the Major Assessment Section, the proposal must meet one of the following criteria

  • Residential Communities that include more than or equal to 300 lots and/or dwellings;
  • Non-residential or Mixed Use Developments with more than or equal to 10,000m² of floor space;
  • Development that can demonstrate an employment generation of more than or equal to 100 people; and
  • Development that can demonstrate a capital investment value of more than or equal to $30 million (excludes residential development and land cost).

Other projects can be considered for Major Assessment at the City’s discretion.
